As of today, there are only 19 properties for sale! You might be wondering what's happening and why aren't people selling. I believe that Leimert Park property owners may be waiting for the completion of the Crenshaw Metro Line, hoping that values will go up even more. So the inventory that you see now is some of the best deals you're going to find for a while.
Another reason sellers may be holding on is because they owe too much on their current home and can not afford/qualify to purchase a new home. Besides that, there are lots of elder owners, wondering where they will move to next--it's not easy to pack up after many years and uproot your whole life--it takes time.
So, all in all, I think Leimert Park property owners are simply thinking, pondering about which direction to take---stay or go.
