The First Offer in is the BEST ONE...

Hi Home Buyers!

 

Are you tired of guessing when you should submit your offer when you know there will be multiple offers on the house you love?  My advise--be brave and be the first in line!!

 

Trending Now: A lot of listing agents are subscribing to the idea that the first offer in is usually the best offer. This is important because listing agents are there to guide and advise their seller clients on which offer to select. With that said, BUYERS--try not to hesitate when you find your perfect home. Put your best foot forward in regards to your price, terms and being the first offer on the table. It's the best way to separate yourself from the competition and show sellers that you mean business.  

 

Because inventory is so low, especially in the Crenshaw District, coming in strong from the start is the best way to go.  

 

Even if you're not the highest offer overall, odds are good that once all the offers are in, you may get a second chance with a counter offer.  

 

And remember, if you really love the house say it with price--it's not worth loosing the fight over a few thousand dollars, which may ultimately only mean $50-100 more on your monthly payment.  Talk to your loan officer, break it down. Everything must be "Dollarized" in Real Estate! It's the only way to win.

I'd love to invite you to my Hopeful Home Buyer's Tour!  I teach my Buyer's TO DO List to first time home buyers so that they know the basics of the purchase process and what to expect upfront, before they start their search. Everything is explained in layman's terms and you can ask me anything you've ever wanted to know about buying your first home!

After we review the list, we serve a yummy lunch and then we'll actually go see 3 homes in Leimert Park--not for the purpose of actually buying, but for first timers to build hope and vision for the purchasing process. This event is totally FREE!!! Next month it we will charge $10.

To all my first time home buyers and really anyone who is thinking about entering into a real estate contract--I saw this passage from my Buddhist book "Today and Tomorrow" (Daily Guidance) and I wanted to share it with you. 

All my past clients have mentioned that one of the worst things about purchasing a home is the "waiting around" part. Waiting to sign documents, waiting for reports to come in, waiting to close and get keys...waiting, waiting, waiting!

The Hopeful Home Buyer's Tour is here!

Hey...guess what?

I finally launched my Hopeful Home Buyer's Tour....YAY!

The purpose of this program is to educate home buyers about the importance of creating a fool-proof strategy to purchase their first home, and of course to introduce them to the glorious value here in the Crenshaw Community.  

I started the first tour as a focus group, consisting of four of my friends who are single, employed full time, have good credit and savings, and who are still renting.  They all volunteered to take my tour as a favor so I could have content for my new upcoming website, but they all left with a sense of hope and felt confident that they could actually qualify to buy a home! 

With everyone seated at my dining room table, we reviewed my signature "Buyer's TO DO List" for the first hour, which details the purchase process from A to Z.  

Then, we had a question and answer period, followed by a homemade lunch and then....

we boarded the van for the home tour.  

 

We stopped off at the Bedford Parc condos first and then saw 3 homes in Leimert Park and Baldwin Hills.  Along the way I pointed out where the new Expo line would be, the remodeled Baldwin Hills Crenshaw Mall, and the new Post and Beam restaurant--just to name a few attractions!  

 
My friends were all surprised and impressed with the beautiful homes, tree-lined streets,  and affordable prices.

 Ultimately, for me, this tour goes beyond the scope of Real Estate or being an agent. It truly encompasses my goal to form a flourishing community and to instill hope for those who WANT to buy, but think they can't.  If YOU chose to take the journey, know that it will take lots of work and you're going to learn a lot about yourself in the process.  Nothing's easy, but you can do it!

Saving for your first house...

To all my first time home buyers---

The days of 100% financing have BEEN gone, my friends!  You must have at least 3% of the purchase price of a home as your down payment.

Next to correcting your credit, saving for a down payment is probably one of the hardest things to do when it comes to buying your first house.  It all boils down to changing the way you think about money.  If you are really tired or renting and are ready to jump into the home ownership pool, then you must be ready to pack that lunch everyday, wash your own car, style your own hair, make your own coffee and take a pass on happy hour at the club.  You can do it!!!  

Here's some good ideas to help you get your ducks in a row:

1. Meet with a loan officer to review your credit and overall financial picture so that you can formulate a plan. (Jacqueline Marion at Wells Fargo: 213-321-3723 or jacqueline.a.marion@wellsfargo.com) Without a plan, there is no house.

2. How much cash do you need and how long will it take you to save it? Remember that you will need to save more than just your down payment--I like to keep at least a 4 month reserve just in case the plumbing goes out or there's a leak, or I get sick and can't work....anything can happen!  Be prepared.

3. Ask relatives if they would like to contribute.  Don't be embarrassed! The worst they can do is say NO...then at least you'll know. But I think you'll be surprised what you can get if you just ask.

4. Can you tap into your investment plans at work--401k, IRA, etc.?  Some plans let you take a loan with low interest when you are buying a home. It only takes a few minutes, call and find out what your options are!

5. What can you sell?  Do you really need that Flat Screen, fancy car or those CDs/DVDs?  Downsize EVERYTHING if you can!!  You could even have a yard sale every Saturday for the next month. see how much you can make.

6. Get a second job. What can you make and sell?  Get your side hustle on!

7.  Change the withholding on your federal and state taxes on your salary. You can change it back once you're in the house.

I hope this is helpful.  The bottom line is that once you truly decide that you are really ready to take the leap--it will happen!  Push to make it happen!!  All things are possible!!

Hey...I believe if you have at least a 580 credit score, $10k and an open mind to location--you can buy a home!
