Huge New Plans for the Baldwin Hills Crenshaw Plaza!!!

There are some exciting plans ahead for the Baldwin Hills Crenshaw Plaza.  

MLK and Crenshaw Blvds. #BHCP

You can expect an additional 2 million square feet to be added, tons more parking, easier pedestrian access and the Metro Line will have a portal stop that leads right into the Plaza!

Leimert Park Metro Station...It's REALLY Happening!!

Hi Folks...

Just keeping you informed.  See below--construction for the Leimert Park Station if finally underway! 

It will take 4 years to complete and there will be more traffic than ever on Crenshaw Blvd., but it will all be worth it.

My prediction is that we are going to see more of the amenities that we want and need because of this new transportation system.  I think I speak for most Leimert Park Residents when I say that we want and need a Coffee Shop, a Trader Joe's and superb Charter School.  If you're with me Residents, let me hear you say, "Amen!".

Hello Community Stakeholder,

Construction for the Leimert Park underground station and an underground tunnel is anticipated to begin soon in the late summer of 2014.  Long term traffic reconfiguration will be implemented on Crenshaw Bl to support the construction of the station and tunnel, where two lanes of traffic will be maintained in each direction.   During the first phase of construction, a construction work zone will be established on the west side of the street between 43^rd St and Vernon Av for approximately five weeks.  See attachment for details.

Construction for the Leimert Park underground station and tunnel is anticipated to last approximately four years, and will entail various phases of construction.   More detailed information regarding the construction of the Leimert Park station will be made available on the project website.  Construction activities for the Leimert Park Station and tunnel will entail the following:

·         Long-term lane reductions on Crenshaw Bl between 43^rd St and 48^th St throughout construction.  Two lanes of traffic in each direction will be maintained during the majority of time throughout construction.

·         Construction of this underground station is anticipated to last 4 years.

·         An area on the east side of Crenshaw Bl near 43^rd Pl will be used as a construction yard and staging area throughout the duration of construction.

·         After the completion of the early and initial phases of work activities, most of the construction of the underground station and tunnel will be conducted below the street of Crenshaw Bl.

Turn Vacant Lots into Green Spaces...Vote for Community Health Councils!!!

Hi Everybody...

My dear friends at the Community Health Councils (CHC) who began The Coalition for an Active South LA, have been working to find ways to repurpose vacant and underutilized lots in South LA to address the shortage and inequities in parks and open space. The work they've done so far in an effort to create healthy living in our community is to be commended!!

Recently, CHC has formed an exciting partnership with Columbia University C-Lab and 596Acres.org to help advance the vision of a greener South LA by giving communities the tools they need to reclaim and re-purpose empty, vacant, underutilized spaces in LA. They have submitted a joint application to help fund the project. The selection process includes a contest that is powered by votes and comments from the online community.

Overall, HERE's WHAT THE PROJECT WILL DO:

• Decode the process to transform vacant spaces into parks, community gardens, and green space.  
• Launchpad for communities to address disparities in open space access.
• Provides tools for communities to transform their environments and work together to create more open space.
• LA has LOTS of potential.

Ultimately...WE NEED MORE GREEN SPACE

• Open-Space, parks, and community gardens are not equitably distributed in Los Angeles.
• Parks, open-space, and community gardens are not within walking distance for many communities in LA.
• Thousands and thousands of vacant, underutilized, vacant spaces exist in LA that could be better used for green space.
• Vacant land impacts the livability of neighborhoods and the health of communities, particularly those with little green space.
• No one knows just how much vacant land exists in Los Angeles.

Albertsons closing 19 SoCal Stores, Including Baldwin Hills

This isn't a huge surprise - in June the supermarket chain's parent company, Supervalu Inc., reported that its first-quarter profit fell by nearly half compared with a year earlier. The company also said it was reviewing its options with financial advisers, which often means that it might be on the block. The CEO was recently let go. All told, Supervalu is expected to close 60 underperforming stores by Dec. 1 (the chain still has more than 350 locations). Each store usually staffs between 50 and 100 workers, though the company did not provide any details on layoffs. From AP:

Supervalu and other supermarket chains have struggled in recent years amid intensifying competition from big-box retailers such as Target Corp. and Wal-Mart Corp., as well as dollar stores and drugstores that are expanding their grocery sections and luring away customers with lower prices. But even among its peers, Supervalu has been a laggard and has failed to adapt.

The Hopeful Home Buyer's Tour is here!

Hey...guess what?

I finally launched my Hopeful Home Buyer's Tour....YAY!

The purpose of this program is to educate home buyers about the importance of creating a fool-proof strategy to purchase their first home, and of course to introduce them to the glorious value here in the Crenshaw Community.  

I started the first tour as a focus group, consisting of four of my friends who are single, employed full time, have good credit and savings, and who are still renting.  They all volunteered to take my tour as a favor so I could have content for my new upcoming website, but they all left with a sense of hope and felt confident that they could actually qualify to buy a home! 

With everyone seated at my dining room table, we reviewed my signature "Buyer's TO DO List" for the first hour, which details the purchase process from A to Z.  

Then, we had a question and answer period, followed by a homemade lunch and then....

we boarded the van for the home tour.  

 

We stopped off at the Bedford Parc condos first and then saw 3 homes in Leimert Park and Baldwin Hills.  Along the way I pointed out where the new Expo line would be, the remodeled Baldwin Hills Crenshaw Mall, and the new Post and Beam restaurant--just to name a few attractions!  

 
My friends were all surprised and impressed with the beautiful homes, tree-lined streets,  and affordable prices.

 Ultimately, for me, this tour goes beyond the scope of Real Estate or being an agent. It truly encompasses my goal to form a flourishing community and to instill hope for those who WANT to buy, but think they can't.  If YOU chose to take the journey, know that it will take lots of work and you're going to learn a lot about yourself in the process.  Nothing's easy, but you can do it!

Crenshaw Light Rail Line Moves Forward...

The Federal Transit Administration issued its final approval of plans for a $1.72 billion transit line along Crenshaw Boulevard, running from the Green Line near Los Angeles International Airport to the Expo Line, it was announced on Wednesday.  The FTA's Record of Decision gives the Los Angeles County Metropolitan Transportation Authority the green light to acquire property, purchase rail cars and move utilities to build the light rail.

  
The Dec. 30 ruling declares Metro's environmental impact report for the project officially in compliance with the National Environmental Policy Act. It also makes the project eligible for federal funding.

The 8.5-mile Crenshaw/LAX line will be the first to connect a major population center of South Los Angeles to the rest of Metro's rail network. The line will connect with the Expo Line on the north end and the Green Line on the south end, serving passengers near Leimert Park, in Inglewood, Hawthorne and El
Segundo.
